Rental Property Turnover Checklist for Denver Property Managers and Landlords

A vacant unit costs money every day it is not ready to market. A repeatable turnover process helps Denver property managers and landlords reduce delays, document the work, and hand the next resident a clean, safe, functional home.

Blueprint Turnkey Services coordinates property maintenance, repairs, inspections, cleaning, renovations, and unit-turn work across Denver Metro, Boulder County, and nearby Front Range communities. Use this checklist to organize the next turnover before work begins.

1. Start with a documented move-out inspection

Walk the unit with a consistent checklist and photograph each room, appliance, fixture, wall, floor, door, window, and exterior area. Separate ordinary wear from repair items and identify anything that may affect safety, habitability, or leasing.

  • Record damaged or missing items with clear photos.

  • Test lights, outlets, switches, smoke alarms, locks, plumbing fixtures, appliances, heating, and cooling.

  • Note water staining, active leaks, loose railings, trip hazards, broken glass, or exposed wiring.

  • Confirm keys, remotes, parking devices, and access codes.

  • Create one written scope instead of sending disconnected requests.

2. Prioritize the work in the right order

Sequence matters. Complete leak repairs, electrical issues, safety items, and demolition before paint, flooring, detailed cleaning, and final touch-up. When trades work out of order, completed finishes can be damaged and the schedule expands.

A practical sequence is: inspection and scope, urgent repairs, demolition, rough repairs, drywall and texture, paint, flooring, fixtures and hardware, appliance work, cleaning, quality-control inspection, and final photos.

3. Use one accountable point of coordination

Property managers lose time when they have to schedule a separate handyman, painter, cleaner, flooring installer, and punch-list technician. A coordinated turnover gives the owner one scope, one communication path, and one person responsible for tracking completion.

Blueprint Turnkey is built to function as an outsourced property-maintenance and project-coordination department. The goal is straightforward: make the unit rent-ready, document the result, and keep the manager informed.

4. Define what rent-ready means before the deadline

  • All approved repairs are complete and tested.

  • Walls, ceilings, doors, trim, and flooring are clean and presentable.

  • Kitchen and bathroom fixtures operate without leaks.

  • Cabinets, drawers, windows, blinds, doors, and locks operate correctly.

  • Appliances are clean, connected, and tested.

  • Smoke and carbon-monoxide alarms are present and working where required.

  • The unit has received a final clean and quality-control walk.

  • Completion photos and open exceptions are delivered to management.

5. Build preventive maintenance into every turn

A turnover is an efficient time to catch small issues before they become occupied-unit emergencies. Look for aging supply lines, slow drains, failing caulk, loose hardware, damaged weatherstripping, dirty filters, water-heater concerns, and early moisture signs. Preventive corrections can reduce future disruption and protect the resident experience.
